Summerfield is rural-residential north Guilford, ZIP 27358: acre-plus lots, long driveways, and a high proportion of custom homes built through the 1990s and 2000s around Armfield, Polo Farms, Henson Farms and the roads running out towards Lake Brandt.
Big houses on big lots
The typical Summerfield job is a large custom home rather than a subdivision house, and the estimate reflects that in ways that are worth knowing in advance.
Mixed substrates are the norm — brick or stone to the first floor with fibre cement or engineered wood above, stone water tables, timber brackets and porch columns — and each of those wants a different preparation and often a different product. Two-storey and three-storey elevations mean lift or scaffold access for a meaningful share of the work.
Long driveways and gated entries change the logistics too: where the truck can stand, how far material has to be carried, and whether we can wash and coat the rear elevation without crossing a septic field. None of that is difficult; all of it is better settled at the estimate.
Lake Brandt, and moisture
The land around Lake Brandt and the Bur-Mil Park corridor is heavily wooded and holds moisture, and it shows on houses. North and east elevations out here grow algae and mildew steadily, and properties closest to the water see it worst.
That makes washing the most important part of an exterior job in Summerfield, and it makes soft washing — chemistry and dwell time rather than pressure — the only sensible approach. Blasting biological growth off siding removes what you can see and leaves the organism behind, which is why it returns within a season. Treating it properly is what buys you years.
Decks here have the same problem. A shaded Summerfield deck under mature hardwoods is fighting damp and leaf litter, not sun, and the finish has to be chosen for that.

Summerfield is roughly half an hour from our shop, straight up from Greensboro. We are out this way often enough that estimates are usually within the week, and because these properties take longer to look at properly, we book the walk-round with that in mind.
