Rural south Guilford
Pleasant Garden is a small incorporated town surrounded by farmland and large residential lots. The housing is a genuine mixture: older farmhouses along the main roads, a solid band of 1960s and 1970s brick ranches, and newer builds on acreage, plus the village housing around the town hall and the Southeast Guilford schools.
There is no dominant type here the way there is in Clemmons or Kernersville, so we look at each property on its own terms rather than pricing from a template.
Brick ranches, and what they actually need
The 1960s and 1970s ranch is the most common house we paint in Pleasant Garden, and it is a specific kind of job.
The brick does not need painting — and generally should not be. Painting brick is close to irreversible, and a film-forming coating on masonry traps moisture in the wall, which then spalls the face of the brick. If you are considering it, we will talk you through what it commits you to before quoting it.
What these houses do need is everything around the brick: fascia and soffit, which are usually wood and usually the first thing to fail; window and door trim; porch posts, ceilings and railings; shutters; and garage doors. It is detail work rather than area work, and it is priced by the linear foot and the condition rather than by the size of the house.
Inside, these houses are where south Guilford's popcorn and textured ceilings live. Ceiling texture was standard when they were built, and a house from before about 1980 should have that texture tested before anyone disturbs it. If it tests positive it is licensed abatement work and we will say so.
Outbuildings, fencing and farm structures
Acreage means barns, equipment sheds, workshops and long fence runs, and a lot of our work here is exactly that rather than the house itself.
Agricultural buildings are their own thing: large areas, often metal or rough-sawn timber, frequently with rust or bare wood that has been exposed for years. Metal needs the rust dealt with properly and a rust-inhibitive primer, or a new coating simply lifts off in the first season. Rough timber drinks product and has to be estimated on that basis rather than on the coverage figure printed on the tin.
Fence runs out here are long. As anywhere, the whole run should be done in one session so it weathers evenly.
Wells, septic and water
Most properties in Pleasant Garden are on well and septic. Washing a house, a barn and a few hundred feet of fence uses serious volume, so we confirm the supply beforehand and keep run-off away from drain fields.
Permits
Pleasant Garden is incorporated, and building permits and inspections for its addresses go through Guilford County. Painting needs no permit; structural deck and porch repair can.
Being close by
We are about ten minutes away, which genuinely matters on the smaller jobs — a barn, a fence run, a couple of rooms. Those are often the jobs a contractor driving from across the Triad will not price keenly, and for us they are local work. Estimates in Pleasant Garden are normally within a day or two.
